Lighting

Inspect all outdoor lighting. It should be functional and consistent. A gorgeous deck can loose its appeal if one end is lit with a 60-watt bulb and the opposite side has a 100-watt bulb; a prospective buyer will notice this. All accent lighting (especially up-lighting) should be scrutinized; replace any fixtures that are damaged and replace any bulbs that are burned out. Remove any lighting that cannot be repaired, such as rope lighting, and seasonal lighting, such as Christmas lights. If you have a lamp post, inspect it carefully. Most lamp posts only need a coat of paint, but the lighting dome should be carefully reviewed and any damaged glass panes should be replaced.
